Swampscott Narrows Boutique Hotel Options For Hadley School To 3

SWAMPSCOTT, MA — A group of three finalists looking to transform the Hadley School in Swampscott into a new boutique hotel will deliver presentations to the Select Board in a public meeting this coming week.

The presentations will take place during the Select Board meeting at 6 p.m. on Tuesday at Swampscott High with each presenter getting 15 minutes, followed by up to 15 minutes of Select Board questions and 15 minutes of public input and questions. The Select Board is then targeting its next meeting in February to determine which group will be awarded the project.

The three finalists were chosen out of a group of seven proposals the town received by the Dec. 21 deadline.

“The proposals that we received,” Swampscott Select Board member Katie Phelan said in encouraging attendance at the Jan. 30 presentations, “some of them were breathtaking, and exciting, and innovative. Some of them were different and intriguing.

“We brought forward three of the RFP respondents that we really felt like, not could just develop something but have success going forward. … We don’t want this to be a vacant building. We want this to be a successful entryway into Humphrey Street — a revitalization of that corridor.”

The three finalists were Clearview Investment Management Inc., The Drew Company and The Noannet Group.

Highlights of the Clearview proposal, which would be part of the Delamar Hotels brand, are:

A 55- to 60-room hotel, spa, restaurant, meeting and event space. Guest rooms would be in the main school building and annex, the current administration offices would be the hotel lobby with a full restaurant and bar in what is now the gymnasium. A seasonal terrace with outdoor dining area would overlook Linscott Park and Nahant Bay and a one-story addition to the main building would include two penthouse suites, an event space and a rooftop bar.

The Drew Company proposal calls for 60 rooms and a lounge, business center, fitness center, bar, fireplace-lit library and “quaint” retail space that could be a cafe or bakery, an outdoor terrace overlooking Linscott Park, rooftop bar and kitchen space, and observation deck.

The Noannet proposal calls for a hotel with a fine-dining restaurant, ballroom, spa and wellness facility, rooftop hot tub and pool, and retro-style game rooms. Noannet is also proposing a “garden option” and a “seaside option.”
